They must bring payment to court or they are out.With most Sec 8 tenants, I have noticed that they have an entitlement mentality, however they don't mess around with non-payment, and even taking it a step further, not letting RRHA pay me by not signing the HAP contract..

Two big causes of moisture I have observed are tenants running humidifiers and not using exhaust fans when in the shower (make sure your bathroom has an exhaust fan).

My day is full of these little 5-10 minute gaps where I can't get back to work on something until someone else finishes their part and passes it back to me. 5-10 minutes isn't really enough time to get to work on a different file, but it is enough to read a BP thread and reply to it, and it keeps me in work-related mental place, unlike say facebook or youtube.

After 3 months of total exhausting rehab I refinanced @ 13% & paid him off.I still own this property (it's rented) & the smaller home next door just went on the mkt for $599,900.But we do get 18-20% returns up here based on what we initially pay & what we re-sell them at by holding the notes @ 12-14%.

Yeah its a pretty weird situation, but ill exhaust every resource before I pass up the opportunity to sell it to a buyer that may be interested.
