If I see another nonsensical, made-up definition explaining the difference between a Hard Money lender and a Private Money lender, I think I’ll scream.

You say the POA was made to sign the loan.

(I literally made my money back for the training on subsequent real estate deals.)  

They say we will be better off working through them, with the developers they have approached.Are we better assembling ourselves and working with a developer(s), rather than going through this middle man?

Note: Our initial goals are to wholesale to build immediate working capital (targeting $150k) and hold for cash-flow to build 10k/mo FCF (free cash-flow).We have made some cash buyer connections, identified and underwritten potential deals on hundreds of current deals, and developed professional relationships in our target community (cleaning, construction, governmental).

It sat for a bit and the price was lowered to 46k so I toured the house and made an offer of 36k after adding up renovation cost in my head.

After 2010 there were more deals than many of us could buy, so it made sense to go through the process and then sell it to someone.
