@Itay Heled Last year, Furnished Finder published a document called "the state of mid term rentals" and it showed that the users of FF want studios, 1 bed and 2 bed proerties. the demand for 3-4 bedrooms significantly drop. 

I've received several call from prospective buyers asking for my help in seeing this home and stating that they sent him their personal documents after which their accounts were compromised.  

This is a big legal issue that may weigh in favor of the investor.

A certified letter is good because they sign for it, acknowledging receipt, any other forms of written communication you can get to document that they were notified of the hazard probably also helps.

@Gerald Koonce Private lending from family members is allowed with proper documentation and compliance.

Just make sure to document everything and keep communication open.

The Registered Agent will record the documents on your behalf so only their name and information appear on the documents.
