Lastly these tools can integrate directly into your bookkeeping so you can automate the income portion of your bookkeeping which will help with your analytics/reporting and save you tons of time during tax season. 

Those who just try to copy the price model and not the operational leg, yeah they don't last long.

Yeah my goal is around 30% but its hard to achieve, especially using a hard money loan.

I just closed on one for that last week and it appraised.Under contract at 223k with seller paying 5k in closing.The property needs 20k in repairs.
