Hello, I am starting to look for a multi unit buy and hold property in or near Lake county Illinois in the range of 80 to 150,000$.

I used a private lender because this property was a "3 Season" cottage on a lake and didn't have heat or insulation, and therefore wouldn't qualify for a conventional mortgage.

There a great many benefits when investing near the university- its the largest employer in Cincinnati, student population growing 6%/yr, I've had 0 vacancy, it's just 2 mi from over the rhine(think silver lake) and downtown, it presents cash flowing deals while well in the path of appreciation, and every major hospital in the city is within 1mi.

I had someone reach out an ask me to help them manage 2 Vr's on the lake.

You could take the bad advice floating around here concerning turning someone into collections for your alleged amounts.

We have a large house with a lake view that is currently rented to a retired couple while they build a house (cough, McMansion) on their own property just below the rental, directly on the waterfront. 

But locally I love Lake Worth and Wellington.  

Pretty much all of the others who hadn't, with the exception of Royal Dutch Shell, immediately moved to Houston or established offices north of Lake Ponchatrain.

I've heard Lake Merritt/Temescal would be good.- I'll be renting out my house in Boulder, CO as my first experience in REI.
