@Richard White I just listened to one of the biggerpockets podcasts and they were interviewing a lady who has just written a book for Biggerpockets on investing in RV Parks.

Specifically, I'm looking for insights on:Finding a reliable hard money lender who can finance the entire purchase and rehab costs.Strategies to present this deal to the lender to increase the chances of approval.Any potential pitfalls or things to watch out for in the BRRRR process, especially given the foreclosure status of the property.Tips on managing the rehab while tenants are already in place.Thank you in advance for your help!

in the near past I use it to sell off properties i foreclosed on and dont want to rehab.. buyers like it  I understand the rules.but talking Mrs old lady into this is as you note just another way to make a deal without taking the sellers interest in mind.. thats what sells these guys but if you have a sophisticated seller then  its fair game in my mind.

I have read books and watched some videos on getting started with rental properties and I want to purchase my first one before the end of 2024 if possible.

Once I clean and fix up the unit I'll be sure to watch out for that.

what I really watch out for is JUNK fee's you may have 1 point origination but by the time you add up the junk fee's your really paying about 4 points or more.. this is the only way they can stay in business.. there is no way a lender can do a loan as you describe and the sum total of their income is 1200 bucks..
