normally I prefer buy and hold, but the extra risks and irritations associated with condo HOAs, I would say get it off your books as fast as possible, so either flip it or don't do the deal.

(I guess I could've just enumerated them individually- but I've got the death flu so forgive me). 1) Hard to find people who will lend on properties past the 10- and i didn't want to "waste" the others on such small purchases. 2) Most placed that I found would lend on them for investors had awful terms. 3) WA lenders mostly won't lend in TN and TN lenders don't want to lend to out of market investors.
