All your first set of questions can be answered by looking online or calling several local competitors.Your accounting questions though, show such a lack of basic knowledge that you probably shouldn't be doing this until you have more experience.

It still doesn't become public knowledge, but the lenders do want to know who's really behind the land trust, for obvious reasons. 

Note AB468 has stiff penalties for the medical provider providing bogus ESA authorization, but to the best of my knowledge no one has yet to be fined for selling ESA authorizations.  

Based of my market knowledge, the strongest rental areas are the suburbs (strong neighborhoods in bucks, chester, delco, montco (main line), northeast phila, parts of mount airy, chestnut hill. 

Seems like a wealth of knowledge on this forum.

Hey Fellow Investors, I am starting my investing journey with vigor but lacking knowledge.

@Jeremy TaggartYou seem knowledgeable about Pittsburgh…I have a buddy who has a couple hundred doors there (single family and small multis) he deployed all his cap a while ago and has done well there.
