Can anybody recommend any third party intermediary company that execute 1031 changes? 

Any recommendations on an intermediary? 

The plan is to have two speakers, one who has used 1031's to scale their wealth or at least have used it, followed by an actual qualified intermediary to assist in conducting them.   

It is also troubling that every single person I could have talked to at the city was unwilling to act as an unbiased intermediary who could help resolve the conflict between the city planner and myself.

Just make sure they are a Qualified Intermediary such as: "can include, but is not limited to, the exchangor’s employee, attorney, accountant, investment banker or broker, or real estate broker or agent."

Hi @Bob Foglia, The location of the Qualified Intermediary does not really matter. 

The identification must be in writing, signed by you and delivered to a person involved in the exchange like the seller of the replacement property or the qualified intermediary.
