@Mitchell TruongFrom the research I've done, Ohio is a great state for several reasons: it's a landlord friendly state, cap rates are 6-8%, even higher in some pockets, relatively low vacancy, lots of job growth and some population growth.

They got caught short with the recent rate increases.  

The job market is strong due to major companies moving and developing here like Intel, Amazon, Google, etc. and there's a steady population growth and strong rental demand.

Beyond just solid rent-to-price ratios, there’s a lot going on: the city’s undergoing revitalization, the population is growing again, and there's real potential for appreciation if you’re buying in the right spots.

I can make improvements that increase the value.

After these meetings, the GC often asks the subs to increase their bid.

When we tell them our opening bid is $1.5M they try and negotiate off the $500k because that was the original loan balance but due to other circumstances like modifications etc. the loan balance has increased significantly. 

I know prices have been steadily increasing over the past few years.

Look for markets with good population/economic growth.

If they do it increases your odds of getting approved.
