If the man is an on-going liability to your property and a danger to other tenants, it seems to me that putting something on the door to keep it from staying open is the least of your worries.

He is a one man show so I get it however he keeps picking up other jobs during my flips.

You're being asked to pay $3000 to learn lending from a man that has zero formal credit background, lost his professional license in AZ, and who didn't even get into real estate until 2011...so he's never been through a downturn.

You no longer have to go through a middle man and can make investments as easy as writing a check.

Lots to unpack here; Insurance quotes I have seen for myself (33 years old, healthy man, single) was high 300's for a decent policy.

A lot of investors I see doing this now are incorporating a rent by the room strategy to get higher rents.

Hey all, first post here and excited to be a part of the community.I would like advice from experienced investors on their recommended incorporation structure for a business that will raise money from external investors to use in funding equity requirements of lenders in in fix/flips and BRRRR rentals. 

Man, I can't imagine being in Metro Detroit and not going hard into the Detroit (proper) market.That's exactly what I did and it's been amazing.
