A few other things I'm considering;- I don't need the extra cash flow to live and am just approaching it to remove the high mortgage interest, but also hedge risk that the current stocks might tank in a few years.- Could take all current cash flow and a few thousand a year to pay off the property in 5-10 years.- Hold for a bit and 1031 into something else but am fairly confident there is not much appreciation to come on this property.

You can ask an attorney about having them on retainer but I'm guessing they would not want that liability either and it might end up being more expensive than just getting your license.

Furthermore if they are always paying they probably will stiff you in the end if they know they aren't going to get the deposit back.

We bought a property that we feel is assessed by the our local government too high.

If they failed to perform, you should have been able to terminate early and/or end your contract without penalty.
