But I'll take those risks over the stock market risk or any other investment - any day of the week.Like any other business on the planet, there's going to be risks.

Although, I have perhaps the best realtor on the planet working with me, so that probably has something to do with it.I don't feel like a jerk whatsoever for doing it either LOL. 

But for me, investing is easily one of the greatest hobbies on the planet and there is definitely a sense of accomplishment you get when you go through the process.1) Finding the deal.2) Getting the offer accepted.3) Closing - signing a contract isn't the same to me as the day you leave the closing table with another home.4) Managing the rehab and seeing it through to the final "AFTER REHAB" condition.

Only another New Yorker knows that upstate and downstate are like two different planets somehow existing in the same place and time lol. 

@Ben Leybovich  Grant is on a different planet than I am so I'm going to keep plugging away. 

@Aaron Chung   if you consider out of state there are literally 100's of choice's... but as they say the grass is not always greener..

So even if the firm has outgrown its space, it can sublease, pocket the difference, and move on to greener pastures.
