They pretty much haven't been in the place for the last 2 months (water was shutoff in December last year), there is still food in the fridge, the microwave is growing its own forest, trash everywhere, food everywhere, the walls/carpet are just... nasty, and I won't even describe the bathrooms...

I know personally quite few Sec.8 Tenants who drive nice cars (Lexus, Jeep Wrangler), take vacations, enjoy shopping in high end malls......they work for cash and have free health care, food stamps and Sec.8 Housing.These are not legal reasons but that's not what I believe I should do.

If this is done incorrectly by a contractor without the relevant experience, licensing and insurance; it could land you in some hot water with regard to safety of your tenants, being financially liable for damage etc.

I once had a call saying half the refrigerator isn't working they refrigerated all the food in the freezer while waiting for a replacement but normally the fridge is a complete failure and tenants are not that flexible.
