I hope to God you thought about your investment strategy and structure before you decided to say hey I love risk and lets just swing for the fences. 

The trouble on my mind comes down to monthly payment.

The trouble I'm having is what the ownership structure of Operator should be.

Slap some paint and clean them up sell at slightly below market - or new kitchen, bath and flooring which will cost around 50k each and swing for the fences?

If too much trouble, then at least make sure the tenants have renters insurance with at least $500,000 of liability coverage, and landlord is named to receive notices if policy in danger of cancellation for non-payment.

DSCR LoansThis is a perfect 30 year fixed loan designed for Real estate Investors that have trouble showing personal income or are capped at the number of conventional loans they can have.

May want to look into NonQM loans, such as a profit and loss only loan, 12 month bank statement loan, or 1099 only loan if you have trouble showing income 

SO sorry to hear about all this trouble I have been buying rentals for 40 years and probably would have run into all the same troubles you did.  

After accounting for my time and trouble, I may save 5%.
