As an extra level of protection You could try and save up a few months of what the potential mortgage will be to give you peace of mind. 

Otherwise, look at side jobs you can do to earn extra money.

I don't think I would add extra cash into the deal to buy down the rate, if you have extra cash I would consider doing a 25% down payment, that will usually get you a better rate/terms.

If it's internal then good luck getting them to share the invoice because it's not uncommon for extra hours to be billed for profit or when handyman hours are short that week.Scope:  What was the scope that they repaired?
