Read some good reviews and some bad of these “packaged” wills/trusts, and felt most comfortable with Will Maker.  

Seems that they represent the seller2. reading the reviews seems that they are not always very honest.Should I get a buyers agent in that case?

This does not mean your investment is insured.We often hear comments like, "We invested with XYZ because their fund / syndication is FDIC insured," (nope no its not...).To avoid these kinds of mistakes, I strongly recommend you always have an attorney review the Private Placement Memorandum (PPM) with you.

A place where we can review sponsors, provide direct feedback, positive or negative, and practice reviewing deals, now that the tide has gone out and we are starting to see syndicators and sponsors swimming naked. 

I think I'll just pay some sort of consultation fee and have a engineer or architect review them and make any necessary corrections.

Can’t someone review any recorded instruments associated with your properties and see who signed on behalf of the LLC?

Doing anything at scale would likely take an act of congress, decades of litigation and environmental reviews, multiple huge overlapping federal bureaucracies working together, not to mention much of the available federal land is not useful for building housing on as it's in remote areas far from jobs with no water and sewer access, roads or infrastructure... so easier said than done. 

Look into pops of color, fake plants, and ways to make it feel less sterile.2) The reviews are not good to start.
