My wife and I are considering taking on this role as a property management team, managing these properties from our current location in Washington state.Our plan is to establish a reliable network of local contacts in the area—such as maintenance professionals, agents, lawyers, etc.

We are in a place where cost of new construction is just about to come at par from buying established .. the build costs for an average 4 bed 2 bath house with undercover area of 200 sqm or so is presently sitting at 400K AUD this in addition to the land costs.

If you approach it with a mindset of establishing facts upfront, you can sidestep a lot of the fluff.

Has anyone established a company (llc or other) to manage your own properties?

There are paths you can take with regulators to escalate, but being in the business myself, I generally view this as an option of last resort, and really it can only be done if you were flat out lied to and/or there is legitimate fraud taking place.  

Alternatively, convert your first home into a short-term rental for higher cash flow if regulations allow.

I understanding is the TN has some crazy rules and regulations that complicate this process.
