For that reason, as you might have noticed, the best thing I can do is encourage people to ask themselves questions, the very same questions I asked myself before drawing my own conclusions. 

If it's $390 for a doorbell change, wired, all in... ummm... might be on the high-end but it's def. not 'gouging' and def. not unreasonable.... sorry I know it's not what you wanted to hear, again I encourage you to hire those services yourself and you will quickly realize that the trades will charge you the same or likely more, without providing you all the 'extras' like contacting your tenant, or accessing  your property on their own without you present and then locking up, posting it to your property account ledger, etc. etc. --- if they even take the small job at all.

@Ana Vhan While I understand your frustration at this situation, I would encourage you to just write the $400 off and take this as a lesson learned.

Tldr all agents suck but this agent sucks a little more than most because he's encouraging you to buy an illegal multi family 

So, depending on your acquisition price, maybe you can put in some extras but I would highly encourage you to base your decisions on what your comparable properties show.Hope all of that makes sense.

If you're ever unsure about the fee you're paying now, I would encourage you to seek out a few different CPAs to get quotes from them to see if you could be paying less elsewhere, or confirm that you're already at/near a good value.

I would encourage you to reach out directly and we can clear up any discrepancies or circumstances in which we may have not fulfilled our obligations to you.

I don't think private lenders would have this requirement, unless title companies encourage wet sign as standard practice.
