You are also correct that the monthly income generated can enable someone to quit working a "normal" job if they desire.  

By owning rental properties you can survive through most recessions and those happenings should not reduce your occupancy and enable your rentals to keep on paying.

It appears that you have experience in the multi family business and I was wondering 1) what you would attribute your successful meetings to that enable you to have an agent present all their pocket listings to you and 2) if you are doing your deals solo or with other investors involved?  

We have a plan to enable us to operate in this environment ... we'll find out in the next 18-months whether we've got it dialled-in or not.
