I like the steady, with an emphasis on CASHFLOW. 

I’ve created a phone number with google voice, and created a website, I don’t have much cash to work with so I figure wholesaling with a large emphasis on marketing would be the best place to start.

I agree with @Jon Crosby that the emphasis should be on common spaces (and designed in such a way to shield neighbors from noise), and also about creating technology-friendly spaces!

(emphasis added by me)I strongly urge you to consult (and use) an attorney to go through this process (in fact, if you own the property in an entity you'll have to use an attorney anyway), but at least to my layperson's reading of the law it seems much simpler and quicker.

Private lenders will not have as strict of a debt to income analysis, and will put a bigger emphasis on the cash flow of the property compared to the mortgage payment.  

Well, my goal is to eventually do a bit of it all with an emphasis on nice homes as a developer(10 year plan) but in the meantime I would like to stick with home and residential.

Maybe I'm just placing too much emphasis on this detail and not factoring in the otherwise great investment of the condo?

You must always have a hard yes and a hard no when dealing with your tenants, emphasis on no.
