I am trying to keep emotions at bay to make sure I don't do anything too stupid on my first deal :) 

Its not about emotions its about money.  

There seems to be a great deal of timidity with the mindset of new landlords and ideally a property manager does things without emotion and by the book

The issue of a single family homes is that prices are based on market demand amd emotions not on cash flow like commercial real estate.  

There's a lot of emotional baggage attached around the idea of hearth and home that gets in the way of quiet, logical, sane conversations.

You not only lose emotional time but monetary time as well.

I really believe that while an agent should be very knowledgeable about the real estate market....you should also have a great connection with that person because its going to be a fun/scary/emotional/weird/crazy/hectic time and you want to be able to ride that roller coaster with someone you generally like and can stand putting up with numerous showings and phone calls and texts.

Welcome to BP, be prepared for a lot of mixed opinions/emotions regarding wholesaling.

Too in love with it (I mean, not that I as an investor would ever put emotions into an investment property...) ;) And lots of exit strategies should I need one.

they pull at every emotional heart string.. you deserve this .. this is so simple do you have what it takes.. your financial freedom number.. like being self employed is something everyone wants. some do fine other fail.. and these are just training programs they don't guarantee success.. just like watching BP pod cast or reading blogs or talking on this site hardly guarantees your success.. real estate is hard.. it takes drive money and dedication .
