My handyman is actually my emergency contact, so all bases are covered.  

Now I will be putting roughly 10% down on the home and using the left over $3000 of the money I have borrowed for emergency expenses or vacancies.

@Drew Slew Gary from Admiral Plumbing In JC helped me out when I had an emergency.

I do have the 20% down payment in account that's not my emergency fund.

Since I do full rehabs on our homes, my expenses going forward are pretty minimal and high-dollar emergencies just don't happen.

Lots of time spent showing properties for rent, processing applications- running credit checks and verifying employment, We are not on call 24/7, but if ther is an emergency, the tenants have a number to call which is our local plumbing and water remediation Company. 

Have cash on hand to handle emergencies.
