The expectation is to rent it out, once I make a few upgrades myself that I had planned on doing such as new appliances and a few more cosmetic upgrades.

Maybe its time to upgrade your portfolio, I've come to the conclusion that over a longer buy and hold horizon (3+ years) the "non-cashflowing" A and B properties actually out preform C and D properties thanks to lower turnover and lower make ready cost.

Even though the basic structure was fine .. needed new counters appliances flooring interior exterior paint and other upgrades to get top dollar.

I remodeled her bathroom, upgraded her kitchen a little and added central air and other things.

More so when I do more upgrades.

Plus if you want extra features you can upgrade if you want. 

I'd be conscious that builders often tout 'design/build' services where they higher architect/designer and then just mark it up to you the owner in their costs.

Lets say you are waiting to get that cash flow flip in 5 years; a new roof, HVAC, routine upgrades and the other stuff I mentioned can leave you in the whole another 5 years once it collectively adds up.

My conscious is clean, regardless, myself and my team will learn from this and will continue being open to growing and bettering ourselves and always seek how we can offer a better service to our clients and the investor who trust us.

You can find something that is livable, but you can upgrade over time while you live there.
