Alex thats ok for the questions.Background - new investorscope of work - new roof , add a bathroom down stairs, some drywall , paint, new windows, redo kitchen, no duct work for upstairs so add duct work for heat upstairs,house built - early 1900work done - by contractorcash reserve- nonehold for a year- if have to yes I don't have any mortgage or rent to pay and have a full time job in construction. finance- looking at getting a construction loan from local banktaxes, utilities- taxes are 1200 a year utilities would be minumal.the ARV is pretty acurate it sold for 97,000 in 2004 and a house like it is selling for around the 90's or more in my area.days on market- depends most are I would say around 120 days or more but some go quicker depending on the house.

If there is ductwork associated with the heating and/cooling systems, that ductwork will retain the smoke smell and will need to be replaced.

A ductless heat pump might be good if there's no existing duct work and efficiency is better for colder temperatures.

we plan to install a new HVAC system with duct work, address a few minor plumbing issues, take out 1.5 walls to open up the floor plan downstairs, move the bathroom 3 feet (detailed below) flooring paint and new siding.

Do I simply cap off the round duct work at the end or do I need to take off the complete branch (only register on this branch) and seal the opening at the main duct?

Gas flue isn't sloped correctly for combustion air to exhaust properly Remove debris from ductwork (brick/ mirror chucks, etc. seen when vents were removed) which prevented air from circulating.
