I have no crystal ball but the strong rental market in downtown core are driving some niche markets.

One month of downtown = a big rent increase needed to make up for it. 

Sounds like you found a great deal, and I agree with you that the appreciation should continue with building of the new federal courthouse and also Harrisburg University is supposed to be building a $100M building downtown, which I think that economic force will trickle into the Midtown area as well.Let me know if you have any questions, I'd be happy to help!

Although downtown is seeing a re-vitialization, the suburbs are probably the best place to invest for a newbie not intimately familiar with the Birmingham market.   

I work in down town Boston and I'm amazed by how many people take the commuter rail from like Newburyport to downtown.
