thanks @Chris Tan, i just wanted to make the distinction, wasn't sure if it made a difference.It just seems like an easy way to fund a purchase without having to deal with lenders (private, hard, banks) and without having to use cash.Thanks!

@Shaun Palmer - I've had no problems or concerns with lease from EZLandlordForms - however, I've also yet to be in court :) - The lease I had custom drawn by a local attorney was for a special circumstance (Lease-Option).

Each person has different needs and investing circumstances, once you figure out where you fall you can get more direct answers.  

Asking them to help find a replacement tenant in their network is probably a loss because they are wanting out on negative circumstances, but maybe they could assist with some marketing fees and a cleaning fee.

So circumstances may force me to pay more.The building needs about 20-40k in repairs.

If they provide a number you would need to know every imanigable detail about the property and the circumstances surrounding the repair before that number could be of any value.Likely percentages is the best you can do.

You'd need to talk to a lawyer about what you have to do, but there's always the possibility of a plaintiff piercing the corporate veil, depending on circumstances.

Being that I live and invest in Fargo, ND/Moorhead, MN, I have made it my duty to spread the importance of this distinction because I run into far too many out of state investors that associate ALL of ND and it's RE markets with the success of the Western ND oil industry.

However, it only works in very specific circumstances under very specific conditions.  

San Diego has some very distinct neighborhood boundaries that aren't apparent if you aren't intimately familiar with the area.
