Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

Remember that most of your profit is made on the purchase, meaning that you need to buy at a discount.  

There's not many markets for this and the markets that exist either need high upside or a discount to make it happen. - It's not easier getting one big check than 100 little checks.

The demand is going to mean you pay a premium for it, and a lot less likely to get a discount.
