If there is one thing I would do different is: I would invest Out Of State in markets that had sustained growth, strong job numbers, were safe and desired, and had favorable Landlord laws.

They can take time with their search and be more selective about a property’s location and condition.

I will also look for houses with deferred maintenance and search them to see if there is an absentee owner and/or older in age, maybe ready to move or downsize!
