You could always start marketing for deals (using mailing / list services) and then partner with another local investor who can take has the bandwidth to take on your inbound leads and can handle negotiations, acquisition/exit strategies, contract administration, etc. in exchange for a profit split.

I happened to check the County Recorder's office database and found that both houses appreciated from about $250,000 to $500,000 between 2004 and 2005 (as you might know)!

In addition, I called the woman at my local title company with whom I've worked on several deals recently closed and flat out asked her if I could have access to their database to run my own comps (assuring her that when I find my next deal I will certainly bring it to her for escrow & title).
