I use Quickbooks for our accounting, and have the lease end date noted in every tenant's info there so it shows up on their invoices too.

I own a property in Cleveland, My first experience with a Management company there was with Monument, and was honestly terrible.My second one is not great, the guys are milking us with non necessary fixings in a unit the tenant is not paying and we have been having issues for a long time. we are never able to make a penny because they invoice some repairs.

I think this will work better than the individual invoices I was sending through quickbooks- now they can see if their roommate hasn't paid.

@Chris Chase  I doubt they'd check, but if they want a bill have your sister help you and write out an invoice with her name on it. 

We use Buildium for our rentals.  There is a way in Buildium to create statements for the tenants but we are wanting to do a breakdown of water and sewer fees.  Is there a template any one uses that I can transfer the...

Memorize invoices too for monthly rent payments, and use Merchant Account Services to take credit card payments.

We are finding that when you prove that you are worthy of TRUST, and position yourself to PROVIDE VALUE to others or offer solutions to their problems, some of the sweetest deals are out there just waiting for the right, honest go-getter to find a creative way to MAKE THE DANG THING HAPPEN.
