As an aside I doubt the Seller's title insurer would provide coverage for this as acts of the Insured and matters created subsequently to the Date of Policy are both generally excluded from coverage.

I understand that a huge advantage of multifamily properties (meaning 5-unit and up, commercial apartments, etc.) is that as you increase the revenue and net operating income, you subsequently increase the property’s value.

Yes, the cash flow goes down, but if you are using the same cash on the next house you will recover that “lost” cash flow there, plus even more on each subsequent refinancing.

Luckily we were able to successfully manage these units but subsequent purchases in better neighborhoods have had better appreciation, and are easier to manage, and now that we have an adequate income stream, we are no longer buying in "D" neighborhoods and we sold these properties.
