In the East Bay Area, a lot of jurisdictions are encouraging Accessory Dwelling Units (ADU) and making the permitted process a lot easier.  

If you find a home with a basement apartment or a carriage house out back, that's gold because those uses are considered accessory to your primary residence and are allowed under Denver's Airbnb law.

We have found a house in Orem that has a legal accessory apartment (2 bed 1 bath) attached to it.

I have nearly completed the main house on the property and will be addressing he accessory unit later this week.  

The bigger issue will be whether your allowed to have an accessory dwelling.
