@Sean WilkinsonI’m not a lawyer, but according to https://www.cdc.gov/coronavirus/2019-ncov/downloads/eviction-moratoria-order-faqs.pdf there are requirements for qualifying.1) they have to try to obtain gov assistant2)they can expect to make no more than 99k (198k for joint return )3) loss of wages or medical bills4) making best effort to pay rent or partial payments that are close to full rent as possible 5) eviction would render them homeless as they have no other options (Consult your legal council on the following because I cannot give legal advice and I’m not a lawyer)You could put a minimum income on your pre-screening that exceed qualification thresholds if that makes sense for your property.Have them sign a form stating they have fallback friend or family housing in the event of job loss and inability to pay rent.

As far as the bank is concerned I have no money in the deal.He said pre coronavirus this would be no problem but with no Evictions possible right now in NJ.
