First recall that to make flipping work, you:know the FMV for the area and configuration of the homethen accurately estimate the rehab expenseand know the cost of holding it until you get it back on the marketadd in the margin you want as a profitand finally (whew), you now have the price at which you can make an offer.That's a lot to know and to be able to do right so as to allow your markup any chance of becoming true.IMO, the issue is knowing HOW to do all of this w/o going over budget.

The one who does only tile, does it fast, with perfect quality and reasonable price.Plumbing as HWT will need permit, repiping the house also need to be done by a licensed professional and even light plumbing like toilets, sinks etc is better done by a plumber by trade rather than by "Jack of all trades" Electrical as of configuring the consumption, breakers, panels etc - only licensed electrician to cover your liabilities.Switches, outlets or something like that not even considered an electric work - like door knobs, locks - DIY while waiting on other contractors to finish or when you have time.Generally, the more you're doing yourself the longer it takes because you're learning new skills and it takes time.Even if you're good in that - if you're creating business and want more than couple projects a year - you need to outsource everything.

Philadelphia zoning can be quite complex and the zoning board tries to abide by standards that ensure that a potential tenant will be living safely and comfortably.Some properties are quite spacious, but are configured in ways that made it difficult to actually zone it as a duplex.

In a college town you should have a bunch of recent sales to look at with a standard configuration like 2/1.5.If all similar 4-plexes are selling pretty consistently at a consistent price, the operating numbers won't matter to the seller even if they're lousy.

Needs: - Complete interior paint & wallpaper removal - New carpet throughout - Tear off of roof in next 5 years (6 layers of shingles) - New furnace in next 5 yearsPros:- Large square footage- Corner lot- Aluminum siding looks good- Decent sized kitchen with newer (but different colored) appliances- Newer windows- Upscale neighborhood- Good school districtCons:- Next to the highway, quite noisey- The bedroom/bathroom configuration is a bit odd- No garage (think michigan winters)What do you think?
