I really like your strategy on networking with locals it reminds me of David Greene’s advice in his book “Long distance Real Estate investing” where he pretty much says to build your core four and find an investor friendly real estate agent to help find deals in those remote markets.

Any sort of manipulation other than a 1031 exchange is going to result in a tax consequence although an installment sale or sale of membership interest of an LLC can spread out some of that.However, I think there's one compelling reason to explore the LLC route anyway if the buyer has good financing capability if they do not want to pursue a 1031.

I believe LandlordLocks are UltraMax cores ... keyway is compatible with Kwickset (and some Weiser locks), but is not compatible with Schlage, Yale or {obviously} Abloy.Though LandlordLocks is not presently a cost effective option for us here in Canada, I like them for apartment complexes with interior corridors - the bigger the building, the more they can reduce costs and ease turnover.
