The accessory dwelling unit shall incorporate the same or similar architectural features, building materials, and color as the main dwelling unit on the property.

One is a blueprint of what zoning looks like today usually color coded on the map with zoning uses and the other is an outlook 15 to 25 years in the future.In this way you can look at current zoning and what is around it and future zoning.

This is more of a exercise at this point. but i am still going through the motions. originally site unseen i had a 45000 rehab based on pictures, i had a contractor friend of mine  look at the place and a rotten sub floor on the upstairs unit from a leaking roof brought rehab up to 80,000.

I liked the shelving in the laundry area (most buyers would appreciate that).I personally would stain the fence (you have 2 different colors), pull all of the garbage cans/yard debris containers and take a new picture. 

Afterwards We agree on color, date, time etc.  

Motion detectors? 

Or would you sell it to an investor thinking they might be more interested in the income numbers than paint color or other nit picky things?

The trouble is that many of the same lenders I have used over the years are all maxed, I have even made calls to more "emotionally expensive" sources (EX. the types that call you to let you know that they have concerns about shingle color on the house they lent on and think it should be changed, two to three times a month) and even most of those are tapped. 

Just tell them you want matching colors and the best deal they have the day you call.  

Have it written down and as specific as you can get(ie paint colors, flooring choices, kitchen updates).
