In fact, I recently bought one through Clever Investor which is in my area (Your First Flip) and I gotta say, it is excellent so far with a lot of detailed information, usable forms, etc, so I'm impressed and feel it has been worth the investment.

I have my linens professionally cleaned and agree with your pricing logic (a little bit) Carmen.  

I know the importance of being able to be found on social media platforms and all but what are some other clever marketing strategies you all are implementing to attract passive investors?

She not only cleans my STR's but rotates the linens and towels out to a laundry service so I'm not paying her extra to hang around for the laundry to finish.

Except he has 30% more expenses... linens, coffee setups, commissions, CC fees, furniture, utilities, internet, etc..And he pays Suzie Property Manager  30% to manage it.

In the hallway between the bathroom and bedroom is a double-door linen closet, which could be transformed easily into a kitchenette.
