Knowing the process for this county is key as some places force you to work through a charity or fund to help tenants get caught up.I would 100% talk to the seller or the sellers agent and get as much info as you can on where things are at and proof they are at that stage.

If you're so wealthy that you don't need it, you would be more responsible and a better citizen if you took that money and donated it to a needy charity......

However, I do have a very basic goal of setting aside money for investments, constantly looking for deals, continuing my education, and improving my portfolio.This year I bought an investment that is also a charity.

Like we say on here all the time - 'Are you running  business or a charity' ?

Our goal would be to find an aid program like Catholic Charities that can step in if the tenant is having an issue.

Now of course you have to have a some what desirable property, but what a realtor did to get a home sold was partner up with a charity.  

If you are looking to operate a charity, this may be your chance.

That charity payment -- what does it go toward or better yet, could you not donate your time/sweat instead of the money.
