I wouldn't adjust your terms, I would adjust your pitch because it's missing the mark.

Are they taking a cut of the increase in sales price or are they just marking up their renovation services and charging for those?

Common fees will include a set-up fee, a leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

I paid for the year upfront and marked my calendar in case I want to cancel. 

I made no real return during the pay down my return comes now.. and I was not forced to mark to market at the time..
