If you want to do it like everyone else let her buy the option (assuming it is assignable) from the brother at whatever price they deem fair and sell the option at the price originally negotiated.

Manipulation might be if you got your brother to live in the house.

Everybody and their brother wants to do flips....those who haven’t done them before have unrealistic expectations of profit potential or are too conservative in their numbers in order to be competitive.
