I couldnt exactly prove it, so i changed the toilet to a one peice toilet and instructed the tenant how to sit on the bowl.If the wax seal under the toilet was broken then I imagine any flushed water still flow down the pipe and then worst case partially discharge to the surrounding floor joist area or pool in the bathroom.

The course was $400 plus around $200 for other incidentals and the state test.Costs to maintain license isn't cheap: Broker - $65 per month...Realtor Board annual dues - $400...Quarterly MLS dues - $109...EKey Services (about $100 for setup) and $205 per year....so broken down monthly you are looking at - $151/month.

If they have broken a lease term already they will in the future so I would suggest giving them the appropriate notice for a lease violation (10 day notice in IL).

The water can be off and you still can have broken pipes due to the water still sitting in the pipes, unless you are going to have them blown out.

I get a text Sunday night from a tenant that the radiator pipe is broken (4 days after the cold spell ended).
