Some investors suggest having simple bullet points, big numbers and pretty photos while others suggest having a detailed outline with lots of numbers (with the main number highlighted or in bold) and pretty photos.

You want to line up the portfolio financing now and just tell your potential buyers what's up, why they are being nudged to a lender that's already familiar with the HOA issues, and your plan to make it warrantable within X months so they can trade in their purchase financing for their permanent financing if they wish.If you think your buyers will not like being forced to use just one lender that you, the seller, have picked, then go ahead and line 3 up and let them pick.EDIT: This is sufficiently unusual that you probably want to include it in like page 1 or 2 of your seller disclosure packet in giant bold letters so no one thinks you're trying to be sneaky.

A photo could raise the cost of printing though.As a design student, I would recommend that you add "Buy" back into the paragraph and instead try emphasizing the word by making it bold, same goes for the phone number.Give me a bit, I'll throw something together
