I am in the camp I do not trust management companies they fall short of my standards .I say make it a full time job your name will become known as a solid owner of properties one result will be longer leases .More time to keep adding to your portfolio too.

I'm pretty sure you can rent it (if 5% conventional) and apply for another loan as primary for 5% down again.The process may be longer than if you get conventinal loan with 20% down but you are spending less money in down payment.I'm thinking of the doing the same.

I purchased a townhouse at a tax sale in Dallas County in this month sale, the house appears to not been occupied, I driven by at night and never seen any lights on, however there is a vehicle parked there at night, I searched the licence plates and belongs to the previous owner of the house.
