Its a strategy that barely even worked few years ago but currently airbnb rents are DOWN across the board and LTR rents are UP, the trend changed last year due to so much airbnb supply it dropped the rates and airbnb also got stricter with cancellation fees as well as giving guest refunds more often. 

We are barely getting $2,500 for SFH homes with pools in nice areas of Cape Coral.

@Franklyn Douglas III I’ve never done Colorado tax sales but presuming they are like most areas they are not nearly as easy, profitable or risk free as the promoters would have you believe.You will learn a lot just by participating even if in a small way. 

Your Realtor should be able to pull a list agents who participated in recently sold/listed units in and around the subject building. 

If they can barely pay 3 or 3 1/2% as a down payment for a home, how are they going to pay to have representation?

The only one that will qualify to be used against your W2 income is the short-term unit if you are materially participating in the management of it.

I paid the obnoxious neighbor back by running my fence all the way to the street and cutting our conjoined driveways in two, leaving him with barely any room to open his car door, since he had been parking on my property the whole time he was harassing our tenants.The lesson is of course to just get a survey done.

Since you are just graduating college you may already realize that it's not what you know, but who you know (as a personal note, I had college friends that were barely passing their classes however they ended up with really good paying jobs due to "who they knew").

They're also great at selling you software, more training, and coaching/mentoring....that will for sure extract a good deal of money from the participants.
