In a way, trying to kill two birds with one shot.

I have been interested in RIE for a long time, but I have always been too chicken to give it a shot. 

If you already have a relationship with an agent, an inspector, and a lender that are all sitting on go I think you have a pretty fair shot at beating out other buyers. 

Wes, I did hear horror stories about beginners getting into the game, so I'm definitely trying to tread lightly and make good decisions, I do feel the homes in PA will be a long shot if I don't have any money to put down so thats probably out of the question right now. 

Hey @Dori AraziI wouldn’t let yourself get discouraged just yet.While you’re totally right that you have a better shot of finding a unicorn than you do finding a 2% rent:value or 15-20% CAP in coastal SoCal - the market here is quite unique. 

Well, they've tried other things; maybe blown up trains, or shot people in Paris, but they haven't destroyed buildings. 

My credit is shot (currently working on it but it'll be a while) and have only a little over $5k.

I would try not to make too many waves so that they leave the house with no damage and clean thinking they may have a shot of getting their deposit back.
