On the one hand, I realize I just need to let time do it's magic and enjoy appreciation and debt paydown, but I'm looking for ways to continually grow my portfolio by either acquiring more properties or finding ways to generate more income which will be used to purchase more properties.I tried using OPM but that doesn't work for me for several reasons - if I go down a loan route I can't pay it back because of my LTV cap and partnering for equity requires a lot of work in bulding trust and even then it's for a very small share of equity which is insignificant.

I do have some of it invested in tax liens (paying up to 12% tax free interest) that I hope to turn into a couple cheaply acquired rental properties.When I reach 59.5 I will have the option of pulling out 5k to 10k every month of tax free rental income or letting it build up more as there are no RMD's on a ROTH.This is just one of many sources of money for me in retirement.

Granted MFH are more common in rougher parts of central jersey and my purchasing power can't acquire me something in North Jersey here homes are much more desirable when it comes to appreciation and schools and safety.
