To keep the math simple, if each of the 5 investors placed $40k into the deal which was for $200,000, then your first deed of trust would be for $200,000 with each of the five investors having an undivided twenty percent interest as beneficiary.As for your offer, Jon made a great poimt.

I have been involved with real estate investing since 2011 and I am looking to learn more from this great resource.Along with my wife Jana who has her broker's license we have closed a number of assignable lease option deals together and are almost finished with our third rehab in partnership with our brother-in-law.I have been in the construction industry for over twenty years a an electrician and I am looking to use this knowledge to get full time into rehabbing and wholesaling as well as acquiring properties for the long term for our retirement.

The area has always done well, even during the recent crash of the millennia it didn't go down much and is roaring past the previous peaks.Like any place in the country you CAN find rentals with great cash flow but this isn't a plucking one off the MLS areas.
