That way you kind of hedge your bets (aka Risk/Reward).Self Storage is historically Recession-Resistant as it has everything to do with Death, Divorce, Down-sizing, Dislocation, etc. - things that are prevalent in normal times and certainly, in not-so-normal-times, too.However, RV & Boat Storage is similar but different, in that approx 1 out of 10 folks in the USA rents a Self Storage Unit, and that is not the case with Boats & RV's; hence it being a much more niche strategy.

You need a team of:General contractor, property inspector, trustworthy lender (they will have appraisers, and title company), property manager (make sure is large enough that if the person that manages it gets sick someone else will cover), insurance agent, and a real estate attorney in case you need a consultation, and most importantly an accountant with a lot of real estate  experience (this will be a major ally as you grow your business)Line up your team even before you look for the property.Go to networking events.

I'd bet it's not. 

I would recommend getting some trustworthy eyeballs on the property to verify that the issues coming up are valid and the costs are in line.

The old saying "Focus on the business and don't be in the business".Find a trustworthy PM (Easier said than done) and let them manage for you."

If they look similar, I'd bet they've just been listed much longer or AirDNA is double counting revenue - it happens a lot.

This will help some owners get back a little money from overages but I bet in most cases its the parish that will get what would have been my profit.

I can't tell what part of the country you are in but I bet there is one where you are...or one in the market you are targeting.
