/Most/ of the tenant advocacy and over-the-top protection ordinances are in Seattle ; there is activity and substantial additional ordinances s well as cities of Burien, Federal Way, Tacoma,  Everett, and Bellingham that I am aware of ; could be more.   

They’re young mover/shakers, and we have confidence that they’re going to continue to do well in life.

Of course too slow bc we both know things can move really d=fast in real estate.

I know there are a lot of good Tacoma people on here you can reach out to.

But also multiple tax filings and the cumbersome nature of moving into and out or relationships with your partners.Strictly from the 1031 perspective tenants in common is the easiest way to own and move real estate. 

maybe cash for keys pay for a mover if the deal is good enough you can work that into your numbers

Initial investment area is Pierce County/ Tacoma region, with Snohomish County as a stretch goal.

Also, they should have connections with mobile home movers and contractors who do the hook ups when moving mobile homes.

If it’s an older house such as the one that I referred to a home Mover that’s how I did it.
